How do you plan a new district in Berlin that is also one of the largest residential developments for the client, BAUWERT AG? With the brand development and corporate design, dan pearlman lays the foundation for the new Segelflieger Quartier Berlin in the district of Johannisthal-Adlershof.
New district developments are a boon for urban planning, as all key insights regarding a livable city can be incorporated into the planning process. From the very beginning, the brand architects and destination development experts at dan pearlman were deeply involved in the creation of the Segelflieger Quartier Berlin. As a leading agency for brand consulting and branding, the team was tasked with handling the complete brand development, including naming, corporate design, website, and information brochures.
The site’s history played a key role in the naming and design process: the Segelflieger Quartier Berlin is located on the land from which the first motor-powered airplanes took off in 1909. This modern residential area, which will eventually house 3,500 people, is already impressed with its fresh and innovative corporate design. The logo, reminiscent of a paper airplane taking flight, symbolizes dynamism, while the corporate colors combine classic blue with vibrant orange, blending tradition with modernity. This color scheme injects “fresh energy” into all communication materials. The dynamic design concept works seamlessly across both print and digital applications, generating excitement for the upcoming transformation. Initial ideas are already in place for spatial communication, and in the future, corporate design will play a key role in shaping community spaces and visual communication within the built district.
With the public unveiling of the new Segelflieger Quartier Berlin brand, developed by dan pearlman, the project stakeholders officially launched one of Berlin’s largest construction projects in September 2024. This district development marks a significant milestone in Berlin’s urban design and is being realized through collaboration between BAUWERT AG, the state of Berlin, development agency WISTA.Plan GmbH, and degewo AG.
On the former airfield and aviation industry site, covering nearly 214,000 m², around 1,800 apartments will be built in the coming years, 25% of which will be affordable housing. Additionally, two day-care centers, a neighborhood center, and approximately 153,000 m² of commercial space will be developed to expand the growing Adlershof Technology Park, along with supporting transport infrastructure. Comprehensive local amenities, dining, and leisure facilities are also planned, along with a new school site adjacent to the area. Particular emphasis is placed on preserving and repurposing historic buildings, which will be restored in accordance with heritage conservation regulations.
For BAUWERT AG, this is the largest construction project in its over 40-year history and holds enormous growth potential for the surrounding commercial spaces, contributing significantly to the overall economic development of Berlin. The goal is to create a vibrant and modern district with diverse uses and high-quality architecture, ensuring short distances between work, living, and leisure. The entire district aims to achieve DGNB Gold certification. Demolition on the site began as scheduled in January 2023, with the groundbreaking planned for 2025. Construction is expected to start by the end of 2025. This project is a crucial contribution to the 100,000 new apartments Berlin needs by 2040 to combat the housing shortage in the capital.
