In Steppach, nature, architectural quality and timeless design meet. The location offers a quiet environment amidst the nature of western Augsburg and is situated in close proximity to the kindergarten and elementary school as well as shopping facilities and restaurants. At the same time, the surrounding area provides excellent connections which enable a fast access to the University Hospital Augsburg as well as to the cities Munich and Stuttgart. The design concept focuses on premium indoor environment quality, timelessness and modern technology. The gently sloping terrain represented a constructional challenge. However, instead of leveling the property, the challenge was used as a characteristic element in the design process. The steplike arrangement of the houses creates a unique silhouette not only on the northern but also the southern side. On the outside, this special shape appears in a clear color trio. White, anthracite and copper frame the window facades. The living ensemble convinces with bright, open rooms with a generous layout. In the interior, premium materials like béton brut, wood and glass are combined skillfully and create a subtle design. On entering the houses, the stairs are the first element to attract attention. It has a functional as well as an artistic value. The cantilevered steps present themselves as a design object and at the same time, create an optical separation between the living area and the hallway leading to the kitchen. On the ground floor, a fireplace and shelf are integrated into the stairs. On the first floor, space for a seating accommodation is embedded in the stairs. Elements like the floating steps or the huge garden, which invites the resident to individual design the area, turn living into an experience. The kitchen and the bathroom offer premium fixtures and equipment. With flexible wall spotlights, panel control of the shutters and a door intercom system with live-video-broadcast, design is combined with modern technology. The dan pearlman Project GmbH fully accompanies the project and was responsible for the base estimates, basic engineering, specialized planning and AB-planning. Furthermore, we provided suggestions for the interior design of the buildings and the garden design which serve as a source of inspiration in the exposé for noble vie.
